Land Acquisition

DXN Surveyors has been involved in a number of acquisitions of land for both expanding existing substations and also brand new substation on behalf of electricity companies.  

 

One example of this is the acquisition of land and land rights required a new 400kv Substation at Biggleswade providing 80 megawatts of power to the distribution network as part of Central Bedfordshire Council’s £70m initiative to support planned housing growth of around 3,000 homes to the east of Biggleswade.

Renewable Energy 

DXN Surveyors has been involved in the identification of suitable land for BESS and Solar Farm sites across the UK and successfully negotiating Heads of Terms in order to secure Option Agreements for long leases.

At DXN Surveyors we act on behalf of both BESS and Solar Developers and for private land owners ensuring we obtain a fair agreement for both parties.

 

Having experience working for both the Developer and Landowner gives us the understanding of what each party require and allow us to negotiate as efficiently as possible.

When working on behalf of Landowners the Developer will even cover our fees!

Development Loss Claims 

As urban developments spread out into previously rural areas they are becoming increasingly conflicted with utilities which were installed in the 1960's. As the UK continues to suffer from housing shortages more development land is developed with utilities in situ. This can often lead to significant compensation claims for loss of development and Injurious Affection. DXN Surveyors have been involved with a number of these types of claims as well as looking at possible diversions of utilities.

Complex land rights negotiation

DXN Surveyors Director, Arran Dixon, has specilised in dealing with Power Station closures where the UK's coal and gas fired PowerStation's have ceased generating and are being demolished. At sites such as these there are very complex land agreements in place which require expert knowledge to understand and negotiate to separate parties and allow for both to utilise their land to its full potential. Arran has dealt with over 11 of these power station closures working with the electricity network, generators and site developers.

DXN Surveyors have been instructed by a number of large multi-national companies to provide advice on a wide range of matters as well as being imbedded into the organisation to offer support and advice on how to improve their processes and assistance in reviewing policies. We have first hand experience of being in-house in such organisations which gives us the market advantage of understanding the clients needs and  objectives quickly and provide efficient recommendations.

Infrastructure maintenance and compensation claims

Essential maintenance on existing infrastructure is a continuous job for utility firms to ensure the safety and reliability of their networks. DXN Surveyors have been instructed to facilitate maintenance work being carried out on underground pipelines.

 

This involved land referencing and landowner liaison prior to, during, and following the works ensuring a good working relationship was maintained between the utility firm and the landowners affected.  Following the works DXN Surveyors negotiated and settled compensation claims with landowners for losses associated to the works.
